Head Maintenance Technician

Salary Range:  $32 - $42 hour

DUTIES AND RESPONSIBILITIES

The Head Maintenance Technician is expected to be among the highest skill members of the team, as well as a teacher/mentor. In addition to performing maintenance tasks and work orders for billable hours, the Head Technician will teach, coach, and mentor the other technicians to help them develop their skills. The candidate will be expected to take calls from other technicians to help troubleshoot challenging problems, and join them on site when necessary to ensure issues are being resolved correctly and completely.

Diagnoses and performs routine maintenance and repairs as directed involving the following on a daily basis:

  • Electrical and plumbing (including water lines)
  • A/C and heating systems
  • Furnace cleaning/service
  • Boiler troubleshooting and maintenance
  • Appliance troubleshooting and repair
  • Stairs, gates, fences, patios, and railings
  • Tile, carpet, and flooring
  • Roofing, gutters, fasteners
  • Interior/exterior light fixtures
  • Ceiling fans
  • Fireplaces
  • Gas fixtures and appliances (where applicable).
  • Shutters, doors, cabinets, windows, sliding glass doors.
  • Boiler, gas and electric.
  • Door locks, mailbox and locks.
  • Ceiling leaks.
  • Walls.
  • Reports all major Repair and Need Requisitions to Supervisors and Property Managers prior to any expenditure of funds.
  • Change locks and makes keys as instructed.
  • Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.
  • Must be knowledgeable of inventory levels of spare parts and supplies and inform senior maintenance technician of shortages.
  • Assists in keeping grounds neat and free of litter. Rakes, sweeps, and or shovel as circumstances warrant.
  • Performs any additional duties assigned by the Maintenance Supervisor and Property Manager.


Qualifications:

  • Position requires 5+ years experience in apartment or home maintenance
  • Reliable vehicle with current registration
  • Valid Driver's License and insurance
