DUTIES AND RESPONSIBILITIES

The Maintenance Technician is to handle both scheduled and unscheduled maintenance work orders and repair work as assigned by the Property Management and Maintenance supervisors, and to report on the safety, security, and physical integrity of the apartment buildings and homes that we manage. This involves ensuring a safe, secure, and comfortable living environment for residents. The Maintenance Technician will fulfill assigned duties in a safe manner and other duties as requested by the Maintenance Supervisor. In the absence of the Maintenance Supervisor, the Maintenance Technician will assume all maintenance responsibilities.

Diagnoses and performs routine maintenance and repairs as directed involving the following on a daily basis:

  • Electrical and plumbing (including water lines)
  • A/C and heating systems
  • Appliance repair and troubleshooting (when applicable)
  • Stairs, gates, fences, patios, and railings
  • Tile, carpet, and flooring
  • Roofing, gutters, fasteners
  • Interior/exterior light fixtures
  • Ceiling fans
  • Fireplaces
  • Gas fixtures and appliances (where applicable).
  • Shutters, doors, cabinets, windows, sliding glass doors.
  • Boiler, gas and electric.
  • Door locks, mailbox and locks.
  • Ceiling leaks.
  • Walls.
  • Reports all major Repair and Need Requisitions to Maintenance Supervisor and Property Manager prior to any expenditure of funds.
  • Change locks and makes keys as instructed.
  • Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.
  • Must be knowledgeable of inventory levels of spare parts and supplies and inform senior maintenance technician of shortages.
  • Assists in keeping grounds neat and free of litter. Rakes, sweeps, and or shovel as circumstances warrant.
  • Performs any additional duties assigned by the Maintenance Supervisor and Property Manager.


Qualifications:

  • Position requires 2+ years experience in apartment or home maintenance
  • Reliable vehicle with current registration
  • Valid Driver's License and insurance
