We are hiring full-time Assistant Property Manager(s) to join our team!

3-6 years experience managing scattered site single and multi-family buildings. Subsidized Housing/Section 8 experience is required.

Your Responsibilities In This Role:

Tenant relations

• Attract and educate new tenants
• Coordinate Move-ins, execute leases
• Submit and maintain paperwork for CHA, HACC, HUD, etc
• Collect rent, issue 5 day notices
• Enforce lease rules and regulations
• Investigate and resolve tenant complaints

• Owner relations
  • Monitor rental property performance and condition to preserve and improve asset value
  • Coordinate with Maintenance to ensure owner requests are scheduled and addressed in a timely manner
  • Collaborate with Leasing to secure great tenants quickly and keep occupancy at optimally high levels
  • Report and Communicate with ownership group on operations and ongoing maintenance
• Property Inspections
  • Periodic scheduled property visits.
  • Observe conditions, lease compliance, etc.
  • Document everything with photos, notes, reports.
• Administrative/Municipal relations
  • Ensure all properties are in compliance with all local rules and regulations including:
    • Village Registrations (Annual, rental property, new lease, etc)
    • Rental Inspections
    • Point of Sale (meet any requirements for clients to buy or sell property)

Qualifications:

• Conducts oneself in a professional manner at all times.
• Previous experience in property management or other related fields
• Familiarity with real estate contracts and leases
• Ability to build rapport with tenants
• Ability to multitask, prioritize, and ensure completion of all tasks on time
• Use software and technology to track task to-do and completion lists
• Excellent written and verbal communication skills

Other Requirements:

• Applicant must have a reliable vehicle, valid drivers license, and insurance. Mileage will be reimbursed at standard rates.
• Log all time worked and tasks completed in time-tracking and property management software
• Willing to secure real estate license within 1 year of joining our company
