Surf A1A Apartments is seeking a dedicated and experienced Service Manager to oversee and manage all aspects of our community maintenance operations. The ideal candidate will ensure that our upscale apartments and community facilities are maintained to the highest standards, providing a safe, comfortable, and attractive living environment for our residents.

Key Responsibilities:

  • Maintenance Oversight: Supervise and coordinate all maintenance activities, including repairs, preventive maintenance, and apartment turnovers.
  • Team Leadership: Lead, train, and manage a team of maintenance technicians and other support staff, ensuring high performance and adherence to company standards.
  • Quality Assurance: Conduct regular inspections of apartments and community areas to ensure they meet Surf A1A’s quality standards. Address and resolve any maintenance issues promptly.
  • Resident Services: Respond to and manage resident maintenance requests and concerns in a timely and efficient manner, ensuring resident satisfaction.
  • Vendor Management: Coordinate with external contractors and vendors for specialized repairs and maintenance services. Ensure work is completed to the highest standards and within budget.
  • Budget Management: Assist in the preparation and management of the maintenance budget. Track and control maintenance expenses.
  • Safety Compliance: Ensure all maintenance operations comply with local, state, and federal safety regulations. Promote a safe working environment for all staff and residents.
  • Inventory Management: Maintain an inventory of maintenance supplies and equipment. Order and replenish supplies as needed.

Qualifications:

  • Experience: Minimum of 5 years of experience in apartment maintenance or a related field, with at least 2 years in a supervisory role.
  • Technical Skills: Proficient in various maintenance and repair skills, including HVAC, plumbing, electrical, carpentry, and general apartment maintenance.
  • Leadership Skills: Strong leadership and team management skills. Ability to motivate and develop a high-performing maintenance team.
  • Communication: Excellent verbal and written communication skills. Ability to interact effectively with residents, staff, and vendors.
  • Organizational Skills: Strong organizational and time-management skills. Ability to prioritize tasks and manage multiple responsibilities simultaneously.
  • Customer Service: Committed to delivering exceptional customer service and maintaining positive relationships with residents.
  • Certifications: Relevant certifications (e.g., HVAC, EPA, CPO) are a plus.
  • Availability: Ability to respond to emergency maintenance requests outside of regular working hours.
