Luxury Apartments in Kingsland, GA, is seeking a motivated and detail-oriented Assistant Property Manager to support the Property Manager in the efficient operation and management of our community. The Assistant Property Manager will play a key role in ensuring resident satisfaction, maintaining property standards, and supporting the achievement of financial goals. Core Responsibilities:
Resident Relations:
Assist in providing outstanding customer service to residents by promptly addressing inquiries, concerns, and maintenance requests.
Maintain positive relationships with residents to foster a sense of community and enhance resident satisfaction.
Conduct regular follow-ups with residents to ensure their needs are met and issues are resolved satisfactorily.
Leasing and Marketing:
Assist with leasing activities, including conducting property tours, processing applications, and preparing lease agreements.
Collaborate with the marketing team to develop and implement leasing strategies to attract prospective residents and minimize vacancy rates.
Maintain accurate and up-to-date leasing records, including resident files, move-in/move-out documentation, and lease renewals.
Administrative Support:
Provide administrative support to the Property Manager, including answering phones, responding to emails, and managing correspondence.
Assist with the preparation of reports, presentations, and financial documents as needed.
Coordinate resident communication and community events, including newsletters, social media updates, and resident notifications.
Financial Management:
Assist in monitoring property financial performance, including rent collection, accounts receivable, and expense management.
Process resident payments and deposits accurately and in a timely manner.
Assist with budget preparation and variance analysis, identifying areas for cost savings and revenue optimization.
Maintenance Coordination:
Coordinate maintenance requests and work orders with the maintenance team to ensure timely resolution of resident issues.
Conduct regular inspections of the property to identify maintenance needs and ensure compliance with safety and cleanliness standards.
Maintain accurate records of maintenance activities, including work orders, vendor invoices, and warranty information.
Qualifications:
High school diploma or equivalent; Bachelor's degree preferred.
Minimum of 1-2 years of experience in property management or a related field.
Strong customer service skills with the ability to effectively communicate with residents, team members, and vendors.
Proficiency in Microsoft Office Suite and property management software.
Detail-oriented with excellent organizational and time management skills.
Knowledge of Fair Housing regulations and leasing principles preferred.
