Job Summary:

The Assistant Property Manager will support the Property Manager in the daily operations of Surf Apartments. This role involves a wide range of responsibilities, including tenant relations, leasing, administrative tasks, and property maintenance coordination. The ideal candidate will possess strong organizational and communication skills and have a passion for providing excellent customer service.

Key Responsibilities:

  1. Tenant Relations:
    • Assist with managing tenant communications, addressing inquiries, and resolving complaints promptly and professionally.
    • Foster positive relationships with residents to enhance community satisfaction and retention.
  2. Leasing and Marketing:
    • Support the leasing process by showing units, processing applications, and executing lease agreements.
    • Assist with marketing efforts to attract prospective tenants, including online listings, social media posts, and community outreach.
    • Conduct market research to stay informed about current rental rates and market trends.
  3. Administrative Duties:
    • Maintain accurate and organized records, including tenant files, lease agreements, and maintenance requests.
    • Assist with rent collection, prepare daily bank deposits, and issue late payment notices as needed.
    • Prepare and distribute tenant correspondence, such as notices, newsletters, and announcements.
  4. Property Maintenance:
    • Coordinate maintenance requests and ensure timely and satisfactory resolution of issues.
    • Conduct regular property inspections to identify and address maintenance needs and ensure the property meets safety and cleanliness standards.
    • Liaise with maintenance staff and external contractors to schedule repairs and maintenance work.
  5. Financial Management:
    • Assist with budgeting and financial reporting as directed by the Property Manager.
    • Monitor expenses and assist in maintaining cost-effective operations.
  6. Team Collaboration:
    • Work closely with the Property Manager and other team members to ensure smooth operation of the property.
    • Provide support during peak times, such as lease renewals and move-in/move-out periods.

Qualifications:

  • High school diploma or equivalent; Associate degree in a related field preferred.
  • Minimum of 2 years of experience in property management, real estate, or a related field.
  • Strong customer service and interpersonal skills.
  • Excellent organizational and multitasking abilities.
  • Proficient in Microsoft Office Suite (Word, Excel, Outlook) and property management software.
  • Knowledge of local landlord-tenant laws and fair housing regulations.
  • Ability to work flexible hours, including weekends and evenings, as needed.

Physical Requirements:

  • Ability to walk, stand, and sit for extended periods.
  • Capability to lift and carry up to 25 pounds.
