JOB DESCRIPTION – Commercial Property Manager

Position:  Commercial Property Manager

Department:  LVL Living

Reporting to:   President / Regional Manager

Location:   Atlantic Beach, FL / Jacksonville, FL or TBD

Primary Responsibilities: (may include but not limited to)

  • Responsible for the financial success of a diverse group of commercial properties
  • Supervise the daily operations of your portfolio to achieve financial and operational goals
  • Review/audit property administrative, accounting, and maintenance areas to ensure compliance with established policies and procedures; approve all exceptions of the same
  • Review all bank deposits, Monthly Bonus Reports, Weekly Activity Reports, and Financial Aged Receivable Reports
  • Develop and deliver preliminary budgets
  • Oversee the annual unit walkthrough
  • Responsible for property KPIs
  • Drive leasing efforts on retail/office commercial space
  • Meet with potential commercial tenants to show and negotiate space
  • Review monthly market survey and recommend competitive budget driven rents
  • Conduct property inspections monthly with a focus on safety, curb appeal and asset preservation
  • Develop marketing ideas that drive traffic with Regional Manager and President
  • Perform budget and accounting functions as relates to the financial success of the property.
  • Ensure property delinquency does not exceed budget.
  • Prepare monthly reporting on property performance
  • Help oversee capex projects.
  • Responsible for ensuring that all team members are operating within OSHA standards and company safety policies at all times.
  • Continuously monitor and maintain cleanliness and curb appeal of the property
  • Assist with property emergencies, including emergencies arising due to hazardous weather conditions
  • Obtain bids and negotiate as needed

Preferred Qualifications

  • 5+ years of proven Commercial Property Management experience
  • Valid Driver’s License
  • Must have reliable transportation and ability to drive to and from jobsites
  • CRM, etc. certifications-preferred
  • Dependable and ability to work under pressure
  • Flexible schedule-On call
  • Exceptional communication skills
  • Self-motivated with strong time management skills, and attention to detail
  • Computer skills: Outlook, Word, Excel, SharePoint, Teams, etc
  • Excellent problem-solving attributes, ability to think both strategically and tactically
  • Ability to work independently on projects and collaborate as a team player
  • Demonstrates a positive attitude and always displays a friendly and courteous  

       attitude towards tenants and other team members

  • Must be able to pass a drug screen and background check

Physical Requirements

  • This position may include long hours spent walking, bending, lifting, climbing, reaching, and stretching - repetitive motion of hands, wrists, and elbows may be required
  • Extensive mobility - ability to kneel, crouch, climb, crawl, vacuum, move furniture as needed, complete physical inspections, show units, etc
  • Ability to lift 25lbs as necessary.
  • Tolerance to all extremes of hot and cold weather
