Defined Role:
This position is responsible for the financial success of a diverse group of multi-family and commercial properties by carrying out the primary responsibilities below.

Primary Responsibilities: (may include but not limited to)
- Supervise the daily operations of your regional portfolio to achieve financial and operational goals
- Oversee the hiring, training, counseling, and mentoring, including annual performance reviews of property staff
- Review/audit property administrative, accounting, and maintenance areas to ensure compliance with established policies and procedures; approve all exceptions of the same
- Review all bank deposits, Monthly Bonus Reports, Weekly Activity Reports, and Financial Aged Receivable Reports
- Develop and deliver preliminary budgets
- Oversee the annual apartment walkthrough (assist Community Directors where appropriate)
- Responsible for property & team KPIs.
- Drive leasing efforts on retail/office commercial space.
- Meet with potential commercial tenants to show and negotiate space.
- Review monthly market survey and recommend competitive budget driven rents.
- Conduct property inspections monthly with a focus on safety, curb appeal and asset preservation.
- Develop marketing ideas that drive traffic with Community Manager and President.
- Perform budget and accounting functions as relates to the financial success of the property.
- Assist onsite as needed.
- Ensure all onsite employees adhere to Fair Housing guidelines.
- Maintain accurate monthly commissions where applicable.
- Ensure property delinquency does not exceed budget.
- Ensure all service requests are being handled in accordance with our 24/7 White Glove Maintenance Policy.
- Develop, mentor, train, and manage the site team(s).
- Prepare monthly reporting on property performance.
- Help oversee capex projects.
- Recruit and interview potential team members.
- Oversee HUD properties.
- Assess the training needs of the office and maintenance team and continuing education.
- Responsible for ensuring that all team members are operating within OSHA standards and company safety policies at all times.
- Continuously monitor and maintain cleanliness and curb appeal of the property.
- Assist with property emergencies, including emergencies arising due to hazardous weather conditions.
- Obtain bids and negotiate as needed.
Preferred Qualifications
- 5+ years of proven multi-site property management experience.
- Valid Driver’s License.
- Reliable transportation.
- ARM, CAM, NALP, etc certifications-preferred.
- Dependable and ability to work under pressure.
- Flexible schedule-On call.
- Exceptional communication skills.
- Self-motivated with strong time management skills, and attention to detail.
- Ability to develop and maintain courteous and effective working relationships.
- Computer skills: Outlook, Word, Excel, SharePoint, Teams, etc.
- Ability to think both strategically and tactically.
- Excellent problem-solving abilities.
- Ability to multi-task.
- Positive attitude.
- Ability to work independently on projects and collaborate as a team player.
- Demonstrates a positive attitude and always displays a friendly and courteous attitude towards residents and other team members.
- Must be able to pass a drug screen and background check.
- Familiarity with HUD/Bond Properties.
Physical Requirements
- This position may include long hours spent walking, bending, lifting, climbing, reaching, and stretching.
- Extensive mobility and excellent physical condition.
- Ability to lift 25lbs as necessary.
- Ability to operate necessary hand tools to make repairs.
- Ability to kneel, crouch, climb, crawl, walk across rooftops, vacuum, move furniture as needed, complete physical inspections, show apartments, etc.
- Ability to drive to and from jobs sites.
- Tolerance to all extremes of hot and cold weather.
- Repetitive motion of hands, wrists, and elbows may be required.
- May be involved with occasional exposure to moving mechanical parts, fumes, toxic, or caustic chemicals, and the risk of electric shock.
- May be exposed to elevated noise levels.
