Defined Role:
This position is responsible for the financial success of one or more properties by carrying out the primary responsibilities below.

Primary Responsibilities: (may include but not limited to)
- Organize and hold resident relations and events.
- Promptly and professionally handle resident concerns.
- Responsible for property & team KPIs.
- Conduct monthly market survey and recommend competitive budget driven rents.
- Conduct property inspections monthly with a focus on safety and curb appeal.
- Orchestrate lease renewals to meet budgeted goals.
- Develop marketing ideas that drive traffic.
- Perform budget and accounting functions as relates to the financial success of the property.
- Collect and post rents.
- Ensure all onsite employees adhere to Fair Housing guidelines.
- Maintain accurate monthly commissions where applicable.
- Ensure property delinquency does not exceed budget.
- Responsible for filing of evictions on time within policy guidelines.
- Ensure all service requests are being handled in accordance with our 24/7 White Glove Maintenance Policy.
- Document all communication with residents and vendors in Rent Manager.
- Develop, mentor, train, and manage the site team.
- Scheduling of vendors as needed to reduce vacancy loss.
- Order supplies strategically and within budget.
- Prepare monthly reporting on property performance.
- Prepare annual budgets and manage the property in accordance to such.
- Perform property responsibilities in a manner to meet or exceed budgeted NOI.
- Serve notices as necessary.
- Maintain budgeted occupancy.
- Assist Maintenance Supervisor with supervising of the maintenance team and scheduling of maintenance activities.
- Assist Maintenance Supervisor with determining weekly unit make ready’s.
- Communicate assignments and major tasks to office and maintenance team.
- Monitor the work progress of maintenance employees and determine whether additional assistance or instruction is needed.
- Conduct employee performance evaluations and counseling as needed.
- Recruit and interview potential team members.
- Evaluate service requests and monitor completion.
- Assess the training needs of the office and maintenance team and continuing education.
- Responsible for ensuring that all team members are operating within OSHA standards and company safety policies at all times.
- Continuously monitor and maintain cleanliness and curb appeal of the property.
- Coordinate and schedule preventative maintenance for the property.
- Assist with property emergencies, including emergencies arising due to hazardous weather conditions.
- May be required to run errands or make deliveries outside of the property.
- Any other job-related activities requested by immediate supervisor.
- Obtain bids and negotiate as needed.
- Review move-in documents.
- Review contracts.
Preferred Qualifications
- 2+ years of property management experience
- Valid Driver’s License
- Reliable transportation
- ARM, CAM, NALP, etc certifications
- Dependable and ability to work under pressure
- Flexible schedule-On call and weekend rotation
- Exceptional communication skills
- Self-motivated with strong time management skills, and attention to detail
- Ability to develop and maintain courteous and effective working relationships
- Computer skills: Outlook, Word, Excel, SharePoint
- Ability to think both strategically and tactically
- Excellent problem-solving abilities
- Ability to multi-task
- Positive attitude
- Ability to work independently on projects and collaborate as a team player
- Demonstrates a positive attitude and always displays a friendly and courteous attitude towards residents and other team members.
- Must be able to pass a drug screen and background check
Physical Requirements
- This position may include long hours spent walking, bending, lifting, climbing, reaching, and stretching.
- Extensive mobility and excellent physical condition.
- Ability to lift 60lbs as necessary.
- Ability to operate necessary hand tools to make repairs.
- Ability to kneel, crouch, climb, crawl, walk across rooftops, vacuum, move furniture as needed, complete physical inspections, show apartments, etc.
- Ability to drive to and from jobs sites.
- Tolerance to all extremes of hot and cold weather.
- Repetitive motion of hands, wrists, and elbows may be required.
- May be involved with occasional exposure to moving mechanical parts, fumes, toxic, or caustic chemicals, and the risk of electric shock.
- May be exposed to elevated noise levels.
