Defined Role: This high visibility role will focus primarily on supporting the Owners Development Manager (DM) who is the primary contact with Architects/Engineers and Contractors on large Multifamily projects as well as Commercial and Retail projects. You will assist the DM’s oversight of the development team to ensure efficient entitlements, design, permitting and construction efforts, and to deliver the best possible product to the owner in a timely and efficient manner. You will report directly to the President of the development company and will have assistance from onsite Development Coordinators. Construction or Development Administration or Owners Development representative experience for a minimum of 3 years is required. This position will also interact with Property Management, Accounting, and Senior Executives.

Primary Responsibilities: 

  •  Report to the President of Tierra Linda Development and provide support in all areas of the development process as requested
  • Assist the Development Manager to oversee and manage the design development process for large Multifamily and Commercial/Retail Developments
  • Assist with managing the entitlement and permitting process
  • Assist the Development Manager to meet and coordinate with all parties involved, including architects, engineers, land use attorneys, and all governmental authorities
  • Assist in preparing RFP’s and searching the market for the best third-party consultants, for the Design, Entitlement and Permitting process on new projects, including Engineers, Architects, Land Use Attorneys, Environmental Consultants, and others as necessary
  • Assist in preparation of Design and Consultants agreements
  • Review design documents and provide comments and guidance
  • Assist in researching the market for best suited contractors for our projects
  • Assist Development Manager in interview process and issuing RFP’s to potential contractors 
  • Review all proposals and provide analysis of each bid/proposal
  • When a selection is made, assist in working with contractor, architect, and civil engineers to prepare construction agreements, including clarifications, alternates, allowances, and value engineering
  • Work with Development Manager and on-site Owners Coordinator to insure construction is progressing properly with regard to following design documents, schedule, quality control and site cleanliness
  • Assist Development Manager in communicating construction issues to contractors in a timely manner to resolve as expeditiously as possible
  • Assist in developing and tracking progress schedules and communicate variances to contractor
  • Assist Development Manager to negotiate change orders and track completion
  • Assist Development Manager with scheduling and directing Owners and Contractors weekly update meetings
  • Assist Development Manager to prepare agendas, schedule, and chair weekly interdepartmental project update meetings 
  • Assist in preparation and maintaining the weekly and monthly update performance/progress reports for each project in predevelopment and construction.
  • Assist with updating project status and compliance reports for internal and external stakeholders and present at weekly meetings with owners and departmental heads
  • Maintain excellent communications with development and interdepartmental staff 

 

Preferred Qualifications

  • 3+ Years of Multifamily Real Estate Experience  
  • A minimum of a 2yr college degree
  • Exceptional communication skills, including ability to write effectively
  • Self-motivated with strong time management skills, analytical talent and attention to detail
  • Experience and passion for real estate development is a must
  • Proven track record for assisting in developing and implementing successful real estate projects
  • Ability to develop and maintain courteous and effective working relationships with third party consultants, contractors, vendors and/or any other representative of external organizations
  • Strong Microsoft Office and computer skills 
  • Strong organization skills and the ability to manage multiple projects and priorities
  • Ability to think both strategically and tactically
  • Excellent problem-solving abilities
  • Ability to work independently on projects and also collaborate as a team player
