Job description

Job Summary - Provides oversight and coordination of construction projects from the Owner's perspective to ensure that they are delivered on schedule, on budget and meet the quality standards of the Owner. Performs as an extension of the Owner, solely representing the Owner's interest independent of the Design Professionals and General Contractor. Integral part of team working with the Owners Representative on developments and construction projects.

Job Responsibilities:

· Participate in the OAC project meetings; provide input that will facilitate desired construction outcomes.

· Assesses the status of projects based on construction documents including plans, specifications, budgets, schedules and contracts.

· Proactive in avoidance or early identification of issues. Provides and facilitates solutions to ensure projects are completed as designed, comply with code and exceptional quality standards.

· Prepare and present project status updates to include budget, schedule, action items and outstanding issues.

· Ensure documents are prepared as scheduled.

· Monitor costs and progress on assigned projects throughout construction phases, including close-out.

· Act as a field liaison between the project team and general contractor.

· Provides regular communication with departments involved in construction projects to ensure project milestones are met, momentum is maintained and issues are addressed proactively.

· Other duties as assigned.

Work Experience:

· A minimum 5 years of experience in Project/Construction Management of Multifamily and/or Commercial projects with construction values in excess of $10M.

· Proficient in Microsoft Office applications and web-based software.

· OSHA or other safety training.

Education:

· Bachelor's Degree in Architecture, Engineering, Planning, Construction Management, or related program a plus but not required.

Complexity of Work:

· Knowledge of construction/architectural terms and practices, ability to read construction documents and actively participate in the contract process.

· Ability to provide an overview and recommendations on engineering, design, and scope, as well as contract terms, budgets, change management, schedules, extensions, and resolution of issues throughout the project life cycle.

· Ability to walk an active construction project and evaluate site work, framing, MEP and other subtrades, and determine if work has been built per code, plans and specifications and meeting quality standards required by the Owner.

· Must be self-motivated and able to manage multiple projects.

· Extremely high level of organizational skills; able to work well under pressure; maintain complete confidentiality; ability to engage stakeholders and provide options to resolve problems.

Physical Requirements:

· Must have ability inspect active construction project sites daily and safely navigate over obstacles.

· Requires extensive sitting and dexterity to perform work on a PC.

· Must have normal or corrected vision, and the ability to verbally communicate to upper-level management.

· Occasional lifting of 5 to 15 pounds. Frequent walking, climbing of ladders and scaffolding is required.

· Must have reliable transportation.
