Tierra Linda Development, LLC has an immediate opening for a highly motivated, professional and experienced Development Coordinator. We are currently developing a $1 billion portfolio of market rate and luxury multifamily and mixed-use projects in the Jacksonville, Daytona, Panama City and South Georgia markets.
Major Duties and Responsibilities:
- Assist with directing a team of consultants including engineers, land planners, surveyors, architects, landscape architects, environmental consultants, etc.
- Create and maintain project schedules for pre-development and the duration of the projects.
- Assist in creation of bid packages as well as review and analyze submitted bids and recommend award of work. Assist with proposals, preparation and bid solicitation, negotiation, award and contracting for general contractors.
- Maintain tracking of budget and impact of change orders regarding price and schedule.
- Assist with the approval of government agreements and manage the execution of those agreements.
- Interface with local governments, utility companies, consultants and other parties as needed to ensure the project deliverables.
- Manage the platting and final approval process.
- Maintain monthly budget performance and reports.
- Assist Development team as needed related to design and construction reviews, approvals, permitting, bids and award processes for all project amenities and Owner purchases.
- Assist with due diligence on prospective projects to include creation/review of preliminary budgets and schedules; review of site-related reports, development orders and plat requirements; coordination of all activities related to easements, entitlements, outside agencies including municipalities, utilities, FDOT, FDEP, etc.
- Assist with the creation of monthly Owner reports.
- Initiate and obtain permits from all agencies involved with the project.
Education and Experience Requirements
- Bachelor’s degree preferred.
- Valid, unrestricted driver’s license and a good driving record required.
- Minimum 3 years in multi-family development.
- Must be able to read, understand and evaluate development and architectural plans.
- Must possess professional attitude to represent the company in a positive manner.
- Ability to perform detail-oriented tasks with simultaneous deadlines.
- Excellent communication skills, ability to improvise, adapt, and overcome obstacles.
- Ability to work independently and within a team.
- Proficiency in Microsoft applications including Outlook, Project, Excel, and Word.
