Facilities Project Manager

Salary Range:  $110000 - $135000 year

Under general direction, perform a variety of increasingly complex and technical duties related to the District's facilities planning and construction program; provide project coordination and management support to department activities and projects; prepare and maintain a variety of records related to facilities planning and construction. Scope of services to include, but are not limited to:

  • Manages, oversees and coordinates all facets of the construction phase of a school facility project including, mobilization, construction, and closeout.
  • Plans, organizes, directs and reports project management activities and progress to upper management
  • Coordinates with all pertinent public agencies during construction to comply with all off-site work
  • Manages both the project budget and schedule to meet the District's qualitative standards
  • Performs day-to-day contract administration including assisting the Project Managers in bid analysis, pre-construction meetings and related award coordinating activities.
  • Review contractors' initial construction schedule, review, and monitor construction schedule, submittals, schedule of values, and responds to contractor inquiries
  • Manages and coordinates project team and contractors in communicating directives and ensuring the project scope is built according to plans, specifications, and cost limits.
  • Review substitution submittals from contractors to ensure specification requirements are met
  • Responds to requests for clarification from contractors and keep a log of such requests
  • Negotiates with contractors to achieve a fair and reasonable cost for change orders and reviews their impact on the project.
  • Rejects defective work
  • Review submittals, RFI's, and CCD's to ensure district design standards are followed.
  • Coordinate with site staff to communicate the progress and act as a conduit of information from the site to the project team.
  • Communicate with maintenance staff on the project progress and coordinate key milestones where crossover occurs.
  • Reviews and monitors applications for payment, and performs fiscal management of project resources
  • Administers provisions of Professional Service Agreements between architects and the District
  • Coordinates District delivery of related fixtures, furniture, and equipment
  • Work with IOR to monitor the quality of work and review the IOR's logs
  • Performs related duties as assigned
  • Performs other Construction Management functions as assigned by the Project Director.
